Adrian Noad Property Services offer a Letting & Management service covering the North Hampshire & West Berkshire region. This service is offered following experience accumulated within the Estate Agency & Letting industry since 1980 and supported by our accreditation to the National Approved Letting Scheme (NALS).
NALS approved agents are required to provide Landlords with the assurance of:
- A professional regulated service.
- An effective complaints redress system backed by professional indemnity Insurance.
- Client Money Protection Insurance.
When you decide to let your property, employing a good agent to handle the letting for you can give you peace of mind. You can trust a good agent to protect your interests by dealing responsibly with the procedures involved in letting and subsequent management.

Our service will typically include:
- Visit the property and give you advice on any action you need to take before you let the property. This includes any repairs and refurbishments that are needed to put it in to a fit state for letting.
- Give you advice on the level of rent you can expect.
- Arrange for safety checks on gas and electrical services and appliances to be carried out.
- Explain your rights and responsibilities and the tenants rights and responsibilities.
- Our service will include details on what to do if your property is mortgaged.
- Provide you with details on insuring the building and contents and other insurance schemes such as Rent Guarantee and Legal Expenses to protect your interests and which are not normally covered in standard household policies where a tenant is in residence.
- Choose a tenant in a way agreed with you, taking up references and checking the tenants past rent payment history.
- Arrange the preparation of the Statement of Condition and / or Inventory.
- Prepare the tenancy agreement and collect the deposit and rent.
- Transfer the utility services such as gas, electric and water into the tenants name.
- Collect the rent and pass it onto you every month.
- Give you a monthly statement of account.
- Visit the property periodically during the course of the tenancy to ensure the property is being looked after.
- Arrange to have routine maintenance carried out.
